Land Conservation in Montana - On The Shoulders of Giants

This 20 minute film explores four decades of private land conservation in Montana and inspired Sarah to include supporting land conservation as part of her business.

Current population trends prove that Montana private land conservation will become even more important in the future.
Produced in 2016 in association with the Montana Association of Land Trusts, this marks the 40th anniversary of Montana’s first conservation easement. Montana landowners partnered with land trusts in 1976 to begin the conservation of 2.4 million acres of private land, benefiting wildlife, agriculture, clean water and a strong outdoor economy.

Sarah Day is proud to say that she grew up in the Gallatin Valley. Born and raised on a cattle ranch until she was 12, she has a great appreciation for the outdoor opportunities and majestic landscapes “The Last Best Place” provides. She craves open space and gets out on the trails with her dog as often as she can! If she’s not working or hiking, she’s likely out at the barn horseback riding.

She obtained her bachelors in Economics from Connecticut College and her Masters in Professional Accountancy from Montana State University. She is a CPA with experience in individual tax preparation and non-profit accounting. Although her background is in accounting and fundraising, her passion has always been real estate. Her attention to detail and love of working with people provides the perfect combination for creating successful transactions.

In addition to supporting land conservation work through her business, Sarah donates her time to local organizations. She currently serves as the Treasurer for the Bridgercare Board of Directors and is a member of the Gallatin Valley Land Trust NextGen Advisory Board. She previously sat on the Heart of the Valley Animal Shelter’s Dog Ball Committee.

When is a good time to buy?

If you are currently renting and plan to own the purchased property for more than 3 years, it’s almost always a good time to buy. If you’re not currently renting the answer depends on your situation and purpose for buying (primary residence, vacation home or investment).

Are housing prices going down?

The market has definitely shifted recently as interest rates have gone up and we enter more of a post-pandemic time frame. While home prices are not expected to appreciate at the rates they have the past two years, they are still expected to appreciate at an average of 7.44% nationally.

How do I get my home ready to sell?

The best recommendation I can give is to declutter and depersonalize. Your home will photograph and show best if things are clean and organized with personal items put away. This allows buyers to more easily picture themselves and their things in the home. If there are deferred maintenance items on the interior or exterior of the home I also recommend addressing those. If not, be prepared to have the buyer bring them up during inspection.

Do I need to be pre-qualified?

Yes, as a buyer you do need to be pre-qualified (or pre-approved!) to start looking at homes unless you are purchasing with cash. There are many great local lenders in our area, if you need recommendations please let me know!

Can you provide recommendations for movers, contractors, etc?

Yes, I’m happy to provide recommendations to my clients for any additional services you might need! I’ll provide you with a few names of companies I trust and you can decide which one to use.

What's so great about Bozeman?

If you’re asking this you might have heard about Bozeman but have yet to experience it yourself. Bozeman is a wonderful community of people set in one of the most beautiful places in the country. We have incredible access to outdoor recreation – over 80 miles of trails that you can connect to from downtown! We also have a vibrant downtown area, a state university and great employment opportunities.

Should I buy or build?

The answer depends on your timeline and budget. If you are set on building your dream home be prepared for construction to take at least 18 months from the time they break ground and many months before that to get your team in place and all your permitting approved.

Why did you choose to donate a portion of your commission to land conservation?

Watching “On The Shoulder’s of Giants” many years ago I realized two things – the growth of the Gallatin Valley was not going to stop and everyone moving here appreciates land conservation whether they know it or not (because it’s what helps protect the character of our landscape!). So I decided to use that inevitable growth to help protect our open spaces, active agriculture and scenic views for the future!
